Commercial Property
This policy is designed like a commercial homeowners policy. It provides property, liability, inland marine, crime and hired/ non-owned auto in one neat package. While customization is permitted the options are fairly limited when compared to the commercial package policies.
BASIC CAUSE OF LOSS: Insures against fire, lightning, explosion, smoke, windstorm or hail, aircraft/vehicle, riot or civil commotion, vandalism, sprinkler leakage, sinkhole, and volcanic eruption.
BROAD CAUSE OF LOSS: Insures against all of the basic cause of loss items plus falling objects, weight of ice, snow or sleet, water damage from plumbing fixtures, and collapse due to any of the named items in basic and broad causes of loss.

General Liability
All commercial ventures of every type need to be liability conscious. Merely by their formation, commercial risks incur a liability exposure in our modern litigious society. Protection for third-party bodily injury and property damage claims may be insured under a Commercial General Liability policy which includes coverage for both premises and products-completed operations exposures.
The frequency and magnitude of third-party claims alleging bodily injury and property damage arising from the premises operations or products/completed operations, has the potential for financial ruin. Endorsements are available to adapt coverage to the particular needs of the insured. Notable among them are:
Coverage for injury to leased workers.
Hired and non-owned auto liability, affording significant protection for insureds that do not own automobiles and eliminating the need for separate automobile insurance. Covers leased autos and the use of employee-owned cars in the interest of the named insured.
Business Automobile
Provides all of the coverages that the insured should need if he/she owns, leases or hires vehicles. It also covers the insured for the non-owned usage of a vehicle when an employee or volunteer uses their vehicle on company business. The schedule allows the insured to sculpture the coverage as needed by the use of symbols. The policy can cover all owned, leased, hired and non-owned autos or can be more selective.

Commercial Umbrella
A commercial umbrella policy does nothing except bundle up all selected coverages into one convenient policy. There are neither coverages added nor extra coverage benefits offered to the insured, BUT there is only one policy and one policy number and that can add a lot towards convenience. There may be a pricing advantage in some situations. Any coverage written out of the commercial lines manual may be added to the commercial package policy. Some of these coverages may receive a discount if brought together but others do not. The commercial package policy provides a lot of flexibility and convenience especially for a company or association that might have unusual needs.
Professional Liability
Professional liability coverage is designed to protect the professional from actions that stem from their professional capacity and training. The coverage is called "professional" for some and "errors and omissions" for others depending on the particular coverage policy and the company issuing the coverage. Important comparisons of coverage include whether the employees are covered in addition to the institution, exclusions, retroactive dates, limitations to location or place of service, renewal conditions limits and deductibles.
Contractors Equipment
This coverage provides physical damage insurance for the mobile or contractors equipment located at the insureds premises, job site or while it is in transit. Items that can be included range from employees tools to scaffolding to cranes and more. If it used by the contractor to do his/her job and is not licensed for road use, there is a good chance that it is contractors equipment and should be covered. The most important assets for most contractors are their tools and equipment. This coverage is a must. Careful evaluation of the needs of the insured along with a comparison of the coverage available are vital to meet the contractor's needs.
TRANSPORTATION FLOATER: Provides all risk or specified cause of loss protection for contractor's or owner's building materials and equipment while in transit; either being delivered to them, or more commonly, to the building site. Valuable for contractors whose operations are widespread.
Workers Compensation
Insures loss due to statutory liability of employer as a result of personal injury or death suffered by employees in the course of their employment, providing compensation in amounts prescribed by law. When a compensation act does not apply, employers liability coverage under commercial general liability coverage is recommended.
WORKERS COMPENSATION AND EMPLOYERS LIABILITY: Part A covers all injuries and diseases that must be covered according to the individual state workers compensation statutes. All benefits are paid in accordance with the schedule provided by the states. Part B covers the liability that may be imposed beyond the state statutes subject to the exclusions and conditions of the policy. Part A is mandatory and dictated by the states, however, Part B is more insurer defined and should be compared by carrier, particularly the exclusions. Companies should always carry this coverage if they have any employees.
Pollution Liability
The current commercial general liability policy attempts to exclude virtually all types of pollution except that caused by hostile fire. The commercial general liability policy can be endorsed to buy-back some or all of the excluded pollution coverage or a separate pollution coverage policy is available to provide insurance protection for varying degrees of pollution coverage. Several versions are available to limit to specified locations, projects or broad coverage.
Builders Risk
Builders risk coverage provides building coverage from the start of the building project to the day the building is complete and ready for occupancy (and sometimes longer). Coverage may be purchased by the purchaser of the building for the single project or may be purchased by a contractor for multiple projects.
